For the past 18 years, our master bathroom has endured the work of four different contractors, each leaving us with a new set of plumbing issues—ranging from swapped hot and cold water lines to poorly insulated pipes that burst in winter, a leaking fiberglass pan, and tiles that caused mold growth. Naturally, we were hesitant when we decided to hire LFM, especially given their higher price quote. However, we took a chance, and it turned out to be a great decision.

Throughout the project, we encountered several misunderstandings, prompting us to ask many questions due to our past experiences. LFM’s team—Dan (the project manager), Myra (customer representative), and Chris (general manager)—were incredibly patient and responsive, addressing all our concerns promptly, often within seconds in our WhatsApp group chat, even late at night.

Jose, the foreman, was especially knowledgeable, offering valuable solutions and ideas. Every crew member who came to our home was kind, polite, and professional, showcasing their expertise in various areas, from demolition and fiberglass installation to wall construction and plumbing. I don’t usually post reviews but wanted to make sure others don’t fall into the same situation as me.  We put out a request on Yelp and of course, LFM and other vendors respond quickly because they know that time to response at form initial inquiry is critical.    LFM’s Project Manager Jackson Rothman came the next day and quoted $9k for remodeling our master bathroom, which we signed a contract for, saying things like he’ll be there to support us every step of the ways and look at our reviews on google, etc, etc.  He seemed a bit off, repeating the same questions over and over again but we went with LFM because of pricing.  That was our first mistake.   Right before the project started, Jackson told us the quote was now changed to $13k and we had to sign a new contract.   We still went forward with it from a convenience standpoint and they immediately came in for demolition.  This was our second mistake.   At that time they seemed upset that I had ordered some incorrect items, but we received no support on our group chat that they said they would use to support us. All items were confirmed by LFM.  That was when I started to state my displeasure with the service and I got a call from Jackson stating that I was asking too many questions and he couldn’t make a living on just my job.  We were cautious because the whole time they were pressuring us to pay another $5k for the job, which equated to 90% of the total cost.  This was the reason why we hired a construction company instead of going directly to independent contractors, because we are not experts in home repair.  We then argued with him and Myra, the customer service manager for 2 days and Myra said that we should cancel our contract, which we agreed, yet they still kept calling to try to continue.  They said they would assign a new project manager, but before even doing that they kept on pressuring us to pay more money.  Not once did the GM or management who were supposedly on the group chat stepped while all this was happening.  I refused for them to continue because I don’t trust that these people will do a good job after all this arguing nor do I feel safe with them in my house with my family.  Please learn from my mistake and do your due diligence and go with a family operated firm that does their own work and actually cares about their customers instead of outsourcing their work out. My husband and I hired LFM to remodel two upstairs bathrooms (master and guest) and install recessed lighting and an electric fireplace in our master bedroom. LFM completed the demo, rough plumbing, electrical, and most of the waterproofing for both bathrooms, and started tiling one wall in the master. We had a friend, who is a general contractor, inspect the work, and he said it looked bad. We then brought in multiple contractors and experts in waterproofing, plumbing, and tile to inspect the work that had been done. Work was halted with LFM after all of the contractors and experts found that the fiberglass shower pans and rough plumbing did not meet code and/or were not up to industry standards. We spent over $10,000 correcting mistakes and damage to our house caused by LFM and their improperly vetted subcontractors, which included redoing both fiberglass shower pans, redoing all the rough plumbing, buying 20 more large format tiles due to improper and crooked tile placement, and patching and repainting our large 20 ft entryway wall due to a hole made by the plumber during demo. Because of the plumber, we were also without hot water in our kitchen for 2 months and had diminished hot water throughout the entire house. Our experience with LFM was pretty horrible. Even though everyone we worked with was nice, it doesn’t make up for their lack of skill and knowledge which resulted in substantial damage to our house. We worked with Jose and his team and it was a truly great experience. He was patient during our feedback period with the design renderings and was optimistic about the changes we had in mind, and in the few times that something wasn't going to work out it exactly as we had imagined, he was always upfront and transparent about why, offering helpful solutions and ideas. The WhatsApp group made communication with LFM super easy, and his team was friendly, kind and professional. Plus, the work looks amazing. They completely transformed our living room, and it's my favorite space in my house now. All in all I had a pretty poor experience with this contractor. They do good work, its overpricing and it takes too long. They violated our contract time line and budget without even a mild concern and ended up costing us almost 100,000 in extra costs.. I can't say I recommend them for what we were trying to accomplish. (Fix and flip specific investments) Dave, our GC is a good human, communicates well and tried to help us. The issues seem to be rooted more in the internal systems of the business, management and proper project delegation. I hope they fix these issues or don't commit to 3 month timelines and then take 6 plus months.. its a huge damage and detriment to others business and finances.

LFM stands out from a lot of other construction and remodeling groups in Austin in this respect. Recently I hired LFM come in and finish a project I started due to unexpected events happening during the project. Dan came and quoted the project, and he was full of energy and excited to hear about what I was doing and how he, and his team, could help with this particular phase. The quote and cost were reasonable and within my set budget. Armondo, who completed the work, was on time, professional, and completed the project within the allotted time frame.
